Cotino's New Town Center: What's Opening This Fall in Rancho Mirage

Drive past the Bob Hope curve today and the Cotino site still reads as construction fencing and graded pads. By the time the fall weather settles in, it will read as a public front door: a bay you can pay to swim in, a market twice the size of its Palm Springs original, a Canadian coffee brand making its first landing in the United States, and a yoga studio you can walk into without a country club roster.

That is the story worth telling residents. Cotino Bay Beach, Dining and Shops is not a resort amenity fenced off behind an Artisan Club roster. It is a piece of retail infrastructure aimed at the whole city, and it is arriving in a season that already has more new dining than any Rancho Mirage fall in recent memory.

The first-phase lineup, at a glance

Storyliving by Disney has announced the first lineup of restaurants, retailers, and wellness studios that will open in the initial phase of Cotino Bay Beach, Dining and Shops, part of the new Cotino community in Rancho Mirage. The four confirmed tenants each play a distinct role:

The first phase of the project will include Elevare, On the Mark Fine Foods & Provisions, Khaga Yoga, and the first U.S. location of Canadian coffee brand Artigiano. That last detail is easy to skim past and worth pausing on. Artigiano has not opened anywhere else in the country. Cotino is the debut.

The On the Mark expansion is the tenant most likely to change a weekly errand pattern for anyone who lives on this side of the Valley. The owners have said the Rancho Mirage location will be more than twice the size of their Palm Springs store, with more space to sit down and enjoy the food. They are also planning to sell both produce and meat. The goal is to open in the fall of 2026. A prepared-foods shop that also carries produce and butcher counters is a different weeknight than a specialty deli, and it lands within a short drive of most of the country club communities.

Khaga Yoga is the quieter addition and possibly the most useful for daily life. The studio will run 2,000 square feet, offering classes for all levels including family sessions, plus a retail boutique with yoga accessories and essentials. Family sessions in a dedicated wellness room are unusual in a market where most studios are adult-only.

What "public" actually means at Cotino

The single most misread detail about Cotino is the boundary between the residential Artisan Club and the town center. The public town center is scheduled to open in fall 2026, offering a mix of dining, shopping, and leisure experiences, along with paid access to Cotino Bay.

Read that sentence twice. Paid access to the bay is public. You do not need to buy a Cotino home to book time on the water. The Cotino community itself combines desert design with a range of amenities and programs available through an optional Artisan Club membership, and homebuilders Shea Homes, Woodbridge Pacific Group, and Davidson Communities are constructing homes in several styles and layouts starting in the mid-$1 millions. Those are two different products. Residents get the Artisan Club. The town center and the paid-bay day pass are open to the region.

For anyone hosting weekend guests, this changes the day-trip menu materially. Sunnylands, the Living Desert, The River, and now a swimmable bay attached to a shopping street. That is a different pitch than what Rancho Mirage could make five years ago.

"Our vision for Cotino Bay Beach, Dining and Shops goes beyond a new development – we're creating a vibrant new destination the entire region can enjoy," said Claire Bilby, senior vice president and general manager of Disney Signature Experiences Emerging Businesses.

The operating word in that quote is region. Cotino was announced as a Storyliving residential community. The town center is the piece the rest of the city gets to use.

The rest of the fall dining slate

Cotino would be a headline in any year. It is not the only opening on the calendar, which is what makes this fall feel different from the usual seasonal restart.

At Omni Rancho Las Palmas on Bob Hope Drive, the resort has already launched Double Date, its new California-Italian concept under executive chef Jose Lopez, a member of the Omni family for almost 30 years. The naming is deliberate. According to Thomas Shewmake, the resort's director of food and beverage, the concept was inspired by the Coachella Valley's reputation as the "date capital of the world," home to many local date farms that play an important role in the region's agricultural heritage. Sauces and pastas are made in-house, and the menu leans on California produce with desert-inspired touches. Double Date is open daily for dinner from 5 to 10 p.m.

That was the Omni's summer news. Cotino is the fall's. And the Chamber's calendar has been feeding traffic to Rancho Mirage restaurants throughout the shoulder season: the Taste of Summer program ran from July 23 through August 16, 2026, with participating restaurants including Maracas, California Bistro, Joyce's Sushi, Las Casuelas Nuevas, and Double Date itself offering wristband-holder specials.

The pattern here matters more than any single opening. A city that adds a new resort restaurant, a full public town center, and a curated summer dining program in the same twelve months is a city whose weekly rhythm is shifting. Residents who default to the same three tables are, at this point, actively opting out.

What to watch between now and opening day

A few practical things to keep an eye on if you live nearby and want to plan around the debut:

  • The soft-open cadence. Storyliving has not published a firm day-one date within fall 2026. Watch Cotino.com and On the Mark's channels for phased openings; markets and coffee shops typically open weeks ahead of full-service restaurants.
  • Bay access pricing. The paid day-pass model has been confirmed but the rate card has not. If you host during the winter high season, this is the number that will decide whether Cotino becomes a regular guest itinerary or an occasional one.
  • Traffic patterns on Frank Sinatra and Bob Hope. A public town center with parking demand on this scale has not existed in Rancho Mirage before. Country club residents on the north side of the corridor should expect the shortest routes to Highway 111 to feel different by the holidays.
  • The Artigiano debut. A first U.S. location for an established international coffee brand is a rare piece of retail news for the desert. Whether it becomes a morning meeting spot for the country clubs or a tourist stop will be visible within the first month.
  • The State of the City on October 21, 2026. The Chamber's annual event at Agua Caliente Resort is typically where the city walks through the year's economic and development wins. Cotino will be on that slide.

Why this matters for a homeowner who already lives here

If you have owned in Mission Hills, Thunderbird, Tamarisk, or one of the Clancy Lane estates for a decade or more, you have watched the retail center of gravity in Rancho Mirage move a few times. It sat at The River. It drifted toward Rancho Las Palmas after the Omni's refresh. Cotino is the first project in a long time with enough scale to pull it again.

The addresses closest to the town center are going to feel that pull first. Anyone within a five-minute drive of the Frank Sinatra and Bob Hope intersection is essentially getting a new grocery option, a new coffee ritual, a new wellness studio, and a swimmable body of water added to their walkable-adjacent inventory in a single season. That is not a small change. It is the kind of thing that shows up two or three years later in how listings on that side of town describe themselves.

For now, the practical move is simply to know what is coming, when, and what it will and will not require to use.
